To meet the growing demands of the community, Westminster Manor selected our team to design a 341,000 square foot multi phased expansion.
Westminster Manor is a well established senior living community in the heart of Austin, Texas. The expansion includes 75 independent living units, 22 assisted living units, 44 skilled nursing units, 24 special care units and two levels of underground parking. The existing Health Care building was renovated to accommodate additional independent living amenities such as a library, game room, cafe, art studio, fitness room, and an indoor pool.
We worked closely with Westminster Manor administration, staff, and residents in developing the design. Careful consideration was paid to blending the existing community with the new expansion. The new building will compliment the existing building in form and scale while providing a fresh, updated design appropriate to the Austin vernacular. The new independent living amenities will be centrally located between the new and existing residents bringing both together in a vibrant social atmosphere. This strategic location will also help reduce travel distances for the residents.
The building was designed to achieve a two-star Austin Energy Green Building rating which is equivalent to LEED Silver. The main objectives are conserving energy and water, providing a healthy environment, and using local materials. Energy conservation will be achieved with efficient HVAC systems, an innovative energy recovery system, and intelligent lighting systems that respond to day-lighting, as well as occupancy of the room. The use of native landscaping will significantly reduce water demand. Low-flow faucets, showers, and toilets will also help to achieve this goal. Low-VOC paints, sealants, carpets, wall coverings and furniture ensure that the air quality will be healthy. Texas-sourced materials will make up at least 50% of the building construction. The concrete structure and brick and limestone veneer will be supplied locally.
